Buyers are much more sophisticated than they were a few years ago. They are making full use of the technology available. Most likely by the time they schedule an appointment to view your home they have already seen the pictures on our website. The home photos have to jump off the page. Buyers are in the market to “upgrade” and they will choose your home to view based on the pictures on all of our sites. And they are willing to pay more for the pleasure to just move in, especially at today’s lower interest rates.
As certified stagers, we know it is important to make a room appear larger. There is even a way to give the illusion of more space, which will provide a seamless and sophisticated look. The key is knowing where to paint or place a strategic mirror or piece of furniture.
Let us tell you how our staging works. Once a seller has committed to list their home with our team, we will schedule a 1 hour consultation. This involves going room to room giving a list of suggestions of what the homeowners can do prior to the house going on the market. “Editing” becomes the key word. We would rather have a clean slate to work with, i.e. removing personal items, photos, old furniture, etc. This consultation also gives the home owner a “worksheet”, somewhere to start.
If we need to provide estimates for new paint, carpet, etc., we bring in our contractors at this time as well, certainly at no obligation. The sellers then determine their timeline for their home to be “market ready”.
Then the best part... the days before the house comes on the market, my team will come in to “stage” – pictures, mirrors, lamps, trees, accent pieces to transform your home to the most “sought after” listing on the market! The staging items remain in our listings usually until after all of the contract contingencies are removed. All of this at NO extra charge to the sellers of The Taylor Team. It’s a “win-win” for us all.
